New Construction Still Requires Representation

Many buyers believe they do not need an agent when buying new construction. That is a mistake.

The builder’s sales representative works for the builder. That does not make them bad people. It simply means their job is to represent the builder’s interest.

A buyer should have someone helping them think through:

  • Lot selection
  • Structural options
  • Design upgrades
  • Builder incentives
  • Contract terms
  • Inspection timing
  • Walk-throughs
  • Construction delays
  • Warranty issues after closing

New construction can be a great option, especially when builders are offering incentives. But buyers still need guidance. The goal is not just to get under contract. The goal is to make sure the home, location, terms, and long-term value make sense.
