Welcome to Kurt & Gavin Real Estate
Buying or selling a home is not just a transaction. It is a major life decision, and who you choose to guide you through it matters.
Welcome to Kurt & Gavin Real Estate, a local real estate resource built around experience, family, service, and a deep understanding of Northeast Florida.
I am Kurt Bogart, a Realtor®, broker associate, mortgage loan originator, retired Navy veteran, husband, father, and longtime Saint Augustine local. After 25 years in the military, multiple deployments, and years of helping families navigate real estate decisions, I have learned one thing very clearly: people do not need more sales pressure. They need straight answers, strong guidance, and someone who will protect their interests from start to finish.
This website was created to do exactly that.
Why We Created This Site
The real estate market has changed. Buyers have more information than ever, but that does not always mean they have better guidance. Sellers see online estimates and neighborhood rumors, but those numbers do not always reflect what buyers are actually willing to pay. Investors see opportunities, but not every property is a good deal. Military families need someone who understands VA loans, timelines, PCS moves, and the stress of relocating.
That is where we come in.
KurtandGavin.com was created to be more than a property search site. It is meant to be a practical resource for buyers, sellers, investors, military families, and anyone trying to understand the Northeast Florida real estate market.
Here, we will talk about real topics that matter:
- How to price a home correctly
- What buyers should watch for before making an offer
- How VA loans and VA assumptions work
- What sellers need to know before listing
- How flood zones, HOA fees, CDD fees, and insurance affect value
- What makes Saint Augustine, Palencia, Jacksonville, Palm Coast, and surrounding areas unique
- How to avoid common real estate mistakes
- How to think like an investor, not just a buyer
Local Experience Matters
Real estate is local. Very local.
A home in Palencia is not the same as a home in Lincolnville. A waterfront property in Saint Augustine is different from a home near the Intracoastal in Jacksonville. A property in a CDD community needs to be evaluated differently than one without those fees. A home in a flood zone requires a different conversation than a home on higher ground.
Online estimates do not understand all of that. A national website does not walk through the home, look at the roof, understand the neighborhood, evaluate the lot, or explain how local buyers are responding right now.
That is why local experience matters.
Our goal is to give buyers and sellers honest advice based on real market conditions, not guesswork.
A Family Approach to Real Estate
This site also represents the next chapter for our family. My son, Gavin, is studying real estate and building his future in the business. Real estate has become more than just a career for us. It is something we are building together.
That matters because we are not looking at this business as a quick transaction. We are building relationships, reputation, and long-term trust in the community we call home.
When you work with us, you are not just getting someone to open doors or put a sign in the yard. You are getting guidance from people who care about the outcome and understand that your decision affects your family, your finances, and your future.
What Buyers Can Expect
Buying a home should be exciting, but it can also be stressful. There are inspections, appraisals, insurance questions, lender requirements, HOA documents, closing costs, deadlines, negotiations, and plenty of opportunities to make a bad decision if you are not careful.
Our job is to help buyers slow down, understand the property, understand the numbers, and make a smart move.
We will help you look beyond the photos and ask better questions:
- Is the price supported by recent sales?
- What does the inspection tell us?
- Are there insurance concerns?
- Is there a CDD or HOA fee?
- What are the flood risks?
- Is this a good long-term property?
- What will resale look like later?
- Are there better options nearby?
The goal is not just to help you buy a house. The goal is to help you buy the right house.
What Sellers Can Expect
Selling a home takes more than putting it in the MLS.
A strong listing strategy includes pricing, preparation, photography, marketing, showing access, buyer feedback, negotiation, inspection strategy, appraisal awareness, and constant communication.
We believe sellers deserve a clear plan before the home ever goes live.
That includes:
- Honest pricing guidance
- Professional photos
- Strong online presentation
- Clear listing remarks
- Exposure across major platforms
- Social media marketing
- Showing feedback
- Weekly communication
- Offer review and negotiation support
- Guidance from contract to closing
Most importantly, we will tell you the truth. If the market supports your price, we will show you why. If it does not, we will be honest about that too. Overpricing a home may feel good at the beginning, but it can cost a seller time, leverage, and money.
Straight Answers. Local Knowledge. Long-Term Trust.
That is what this site is about.
Whether you are buying your first home, selling a property, relocating to Northeast Florida, using a VA loan, investing, downsizing, or just trying to understand the market, we want this website to become a place you can come for practical real estate guidance.
We will be posting market insights, buyer tips, seller advice, neighborhood information, financing guidance, and real-world examples from the field.
Real estate does not need to be confusing. You just need the right people walking with you.
Welcome to Kurt & Gavin Real Estate.
We are glad you are here.
